The Florida rules that decide whether an Orlando field is a gravity job or an engineered one
Two numbers in Florida's drainfield construction rule move a replacement between price bands, and neither is on a quote form. Rule 62-6.014, F.A.C., effective June 21, 2022, requires that where the total required area of drainfield is greater than 1,000 square feet, an automatic dosing device discharging into a low-pressure distribution network must be used - 2-inch or smaller schedule 40 PVC or equal, holes 1/2 inch or smaller, solvent-welded connections throughout. That is a pump, a pump tank, controls, and a designed network rather than a trench. Between 1,000 and 2,000 square feet the applicant may instead split the drainfield into two equal fields of no more than 1,000 square feet each, dosed alternately by lift - a genuine alternative worth asking a contractor to price both ways. The second number is a design-fee cliff. Under 62-6.014(3)(f) the distribution network for drainfields having an absorption area less than 1,500 square feet must be designed by a Florida licensed professional engineer or a master septic tank contractor, while the network for drainfields of 1,500 square feet or larger must be designed by a Florida licensed professional engineer. Lift dosing, the cheaper option that simply lifts effluent to a header pipe or distribution box for gravity distribution, applies only to drainfields of 1,000 square feet or less of total absorption area. Because sizing follows soil, and Florida sizes a replacement field on the most restrictive soil texture encountered within 24 inches of the bottom of the absorption surface, the soil report is what decides which side of these thresholds the job lands on - which is why the national drain field replacement cost guide treats the soil evaluation as the first real line item.
The same rule sets the physical limits a homeowner can check against a bid. The bottom width of a standard drain trench must not exceed 36 inches, with at least 12 inches between the sidewalls of adjacent trenches (24 inches for trenches wider than 12 inches). The bottom surface of an absorption bed must not exceed a total of 1,500 square feet, and where two or more beds are used there must be a minimum 10-foot separation between sidewalls. Drain lines must not exceed 100 feet, and where two or more lines are used they must be as near as practical the same length. The absorption surface must be level or slope downward no more than one inch per 10 feet. No part of a drainfield may be placed within 18 inches of the treatment or pump tank. Maximum depth from the bottom of the drainfield to finished grade is 30 inches after natural settling, with a minimum of 6 inches of earth cover.
Two materials details are worth writing into the contract. Mineral aggregate must have a total depth of at least 12 inches throughout the width of the trench or bed, with a minimum of six inches of aggregate under the pipe and not more than 10 inches under it when the total depth is 12 inches. And the aggregate must be labeled as drainfield aggregate on the freight bill-of-lading, with a copy kept as part of the documentation of aggregate size and quality and available for Department review for two years from the date of purchase. Asking for that bill-of-lading is the cheapest quality check a homeowner has on a field they will never see again. For gravity aggregate systems the drain pipe inside diameter must be at least 4 inches, with two rows of holes, a minimum perforated area of 1 1/2 square inches per linear foot, and perforations placed not less than 30 nor more than 60 degrees from vertical on either side of the pipe's bottom centre line.
